Then it will become massively more expensive in the coming years... CO2 price, etc...

I would have already left at the point where the GC was reluctant to hand over the plan. And I am undecided which is the greater madness: A. to believe in a sensible reduction of a design; B. to rather do without living space than a "random" basement; or C. the catch with the heating. By the way, there is a thread here in which this last point breaks the neck of an entire development project (see also: ).

Well, heating is just how it is now, the property has been purchased. I'd rather pay a surcharge on the heating costs than stress about having to sell the property again and being stuck with the costs. Apparently, the colleague has also gotten cold feet, but sometimes it’s just not a matter of choice.

Now, regardless of the costs, is my floor plan realistic, or are there major mistakes that are not feasible or totally stupid? What else have we forgotten/overlooked?

I would paint the pantry, position the bathroom differently, and create space for a wardrobe.

Through the pantry door, you won't get a stand-alone freezer. The wall inside is just under 130 cm. The door opening is supposed to be 60 cm, which also needs some distance from the top wall. A door opening of 60 cm will have a passage of about 56 cm with the frame. If the door opening is wider, your freezer won't fit at the bottom.

This cramped pantry is therefore very much to be reconsidered.

The same applies to the bedroom, dressing area with 145 cm... the door there won't be that big. The upper floor is probably a full floor - right?

How should the garage, parking space, etc. be now?

Yes. However, since we still generate electricity from coal, the electricity price will also rise sharply. And anyone who believes that the tax revenues from oil, gasoline, and gas will not be compensated through electricity... well ;)
