Buying a completed new building - Will the warranty be maintained?

I ask. Can the seller exclude the warranty? In the case of new construction, it would be 5 years. This is also a new building with first occupancy.

Maybe you should have a calculation done to see what it costs to choose 5 years fixed interest with the Sparkasse and to already sign a forward at another bank. If it is cheaper, there might still be some room for negotiation at the Sparkasse.

There is no more room for negotiation.
60% financing:
5 years 1.6%
10 years 1.9%
15 years 2.2%
5 years now with forward would probably not be worthwhile.
I have already calculated it in Excel with 10+5 and 15 years.
The breakeven was at 4.4% after 10 years for the follow-up financing of 5 years.

Sure? You would have to compare the 10-year Forward with the 2.2% from the 15-year.
