Because of course there are still a bunch of additional costs. I assume this will be a completely normal purchase offer with the minimum scope of the offer. We know that catalogue prices are often exceeded by about 1/3 if you want an adequate and livable house. And by that I don’t mean the kitchen or the outdoor facilities.
It is possible that the foundation slab is even added on.
Especially Bien-Zenker advertises with colorful pictures of fancy houses, where the depicted special equipment is not included in the price.

With the mentioned 670,000€, the utilities providers, incidental construction costs and outdoor facilities come on top, with common special equipment, painting and flooring I would estimate about 800,000 (without furniture/kitchen)

not for the house planning, but the decision whether to buy the plot. 4 weeks is usually enough for someone who already knows their financing limit to have the bank check this offer or recalculate and plan their financing limit.


The seller/agent is lying.

I see less of a problem here, since you’ve only been searching for 2.5 months. In my experience and from hearsay/stories from others, one should allow oneself several months of preparation time to examine the market and develop one’s own ideas.
You don’t take the first thing you find.
Also, at this age I don’t necessarily see the house you buy or build for 20/30 years, but rather a starter property, either somewhat smaller and more affordable, or actually to renovate and experience, then relaxed with the first child, before you need or want to live bigger and change thereafter.

What is the plot of land like? Flat or sloping? If sloping, is this taken into account in the Bien-Zenker offer? If the soil is generally poor, is soil replacement included or is it an additional cost? Two such examples that could be added to the offer price. For me, such a tied deal would be nothing, because by buying the land you immediately tie the house builder to yourself.

We definitely won't do that! I have already read that people signed with such manufacturers and received nothing "decent" because of the land service, then wanted to cancel and suddenly had a 50k penalty.

Meanwhile, I am increasingly of the opinion that we could plan the first child in our current rental apartment, only my husband is rather against it because he thinks the child needs a nursery, etc. That’s why I’m afraid we are stressing ourselves out. Compared to some who search for years, 2.5 months is not much. But you also don’t want to miss any opportunities, especially with this topic.

The plot lies in a slight depression. There are trees and bushes on it. So it must be leveled and filled to be even with the road.
There are already offers from companies to take care of that, which have been included in the offer. Whether that is realistic in the end, I can hardly assess.

We don’t know that yet. But we probably have to sort out the superficial removal of the plot with the owner. Can Bien-Zenker say: Oh, this is so bad, we won’t build on it with warranty?
