New construction - now or wait? Experiences?

It is miles away from being realistic. And you should definitely let this "chance" slip by. File it away in a folder of supposed chances. And only when there are ten or twelve missed "chances" in there should you hold a celebration of the saved tuition fees and let the interim learning successes flow into your future home planning.

Put all such questions in that folder; on the day of the aforementioned celebration, you can add what answers you can give yourselves in the meantime.

Without exception, everything here serves only one purpose: that of a stage set in your mental cinema, where you audition as the lead actor and want to meaningfully continue to spin the dream. The house is not your dream house, and the fact that it is the "Evolution 164" model is interchangeable. It mainly serves to gradually replace arbitrary elements with concrete ones, ultimately advancing the process so that your signature wants to play the role of the happy ending. Even the editorial team of the show "Herzkino" could get jealous or at least want to learn something from this.

To summarize:
1. forget this offer (but not only because of specific details), and also some upcoming ones;
2. learn from it, become less easy prey for the sellers;
3. nonetheless, do not wait forever to take the first rung of the property ladder (nothing will be cheaper the day after tomorrow);
4. do not buy/build at any stage for the phase after next or even later of your needs and desires.

Friends of ours are now - grudgingly - building with Bien-Zenker. They bought an old house (built by Zenker decades ago). They tore off the top of the house and wanted to build on the existing basement. The entire Zenker team approved it on site ... unfortunately, the structural engineer did not. But our friends didn't know that. Foolishly, there was no written communication about it and Zenker is playing Scholz and suffering from spontaneous amnesia. So the old basement had to go and a new one had to be built. A sudden extra 90k all at once. On top of that, the architect is a total disaster. He doesn’t take care of anything without legal threats. This might be an isolated case, but it really doesn’t make you want more from them. By the way, the initial house offer was great. Then, during more detailed discussions, the house just kept getting more expensive. Oh, and make sure you get shown the property tax calculation (new!). For us, it’s going up by a hefty 1200€ thanks to the new calculation. With 1200 sqm it gets expensive fast and every year. If you have the calculation for undeveloped building land, you can roughly extrapolate.

Thank you for reading and the suggestions. We are actually still at the very beginning, but we thought you have to start somewhere. Now it is probably up to me to steer my husband a little bit again. He is quite carefree about the whole thing.


I understand that 2.5 months is absolutely nothing when searching for real estate. Still, at some point you have to start and gain experience. The posts here have conveyed quite well to me what to definitely pay attention to in the next offer. That was also the reason why I registered here.

I haven’t read everything, so please forgive me if this has already been said.

I can understand the euphoria and enthusiasm that come up when you think you have found something so quickly. But unless it is your own parents leaving you something, everyone else initially only wants what’s best for them – namely your money!

I have often read from dear that especially at the very beginning, you don’t have to rush into a property that covers basically all possible life phases until the end. We started with an apartment, then a terraced house, then a semi-detached house, and for the past 2.5 years we have been living in our detached house. All of this took place between 2008 and 2022.

And hopefully the current house is not our final stop either.

I would now try to save as much money as possible during the search phase. Surely everyone here can confirm that building a house always ends up costing more than initially calculated.

I can only agree with the last post from , I have also taken some things here that have protected me from wrong decisions. Because no one here profits from you and there are no envy issues, since most of the active members here have already built or owned houses once or several times!
