A new building will never be cheaper than an existing house. Look for plots at distances acceptable for you. A 165 sqm house as a new build with garage etc. costs around 600k and more. Ask yourself, with the land price (which you still haven’t mentioned, by the way), how the price comes about. And ask yourself what is not included and will incur additional costs.

The calculated house price is 450,000. The plot currently costs 178,000 plus full development, soil removal, and soil filling. So an additional 50,000 euros are added for the plot. For placing the house, 18 m x 15 m are possible. The rest of the land is "not usable for construction" - that would then be the garden.

That sounds increasingly “interesting.”


Not to buy what is already on the market (= someone wants to get rid of it, and competing interested parties know about it) but what you actively find attractive and where you can avoid bidding wars. See 11ant Barthel, for example.


I meant rather terraced house / semi-detached house than new build from the usual developer projects, or together with another building pair.

Also here: If you don’t happen to have someone in your circle of acquaintances who says: Hey, we would also like to buy/build a semi-detached house, I imagine that’s difficult. Do you have any tips or experiences on how to manage that?

That is no harder than finding a plot of land or a used property. Check out "Ein Doppelhaus hat ZWEI Hälften" (including the quotation marks to google it), it also shows the way to me.

Hmm,

if the consultant, who by the way is probably more of a salesperson, already comes up with such easily refutable claims, then the trust in everything else naturally decreases. Applying pressure and pretending is, of course, the ABC in the industry. The times when people used to swarm home builders or land sellers are over for now. I would guess that the salesperson is under more pressure than you.

The plot is therefore building land but not yet developed. Is there already a soil report? You need one anyway if you build without a basement. Who bears the responsibility and costs that Bien-Zenker can "later" even build on the plot? Is it contractually fair or regulated in such a way that everything falls on you?

You need advice from an independent expert. The salesperson is neither independent nor – I guess – an expert. It costs money at first, of course, but it is probably well invested money and gets lost in the overall calculation noise. If the expert is missing, it can become expensive.

Under no circumstances sign in good faith. Bien-Zenker also makes a lot of money if you want to get out of the contract later. Also check that in the contract. Is there already a draft?
