Hi,
I would urgently revise (or have revised) the floor plan, or rather plan it anew.
Just a few things I don’t like, some of which have already been mentioned:
I really find the transition from garage to kitchen through 2 enclosed rooms very unfavorable. Also regarding the use of these two rooms.
Garage, as mentioned, is huge.
The kitchen itself is also very large; with the way it is furnished, I can hardly imagine it will look good.
The two doors in the upper left corner of the kitchen interfere with each other or partly block the room when opened.
Also, it is very unattractive when you enter rooms and look at the sides of cabinets (kitchen units).
The bathroom on the ground floor should be visible in connection with the office.
In my opinion, a house of this size needs a second shower bathroom upstairs.
Whether a shower is needed downstairs depends on the type of use, whether you might want to live downstairs later, etc.
You should also think about resale – bathrooms are becoming more important and larger.
Many people no longer just want to wash in the bathroom – almost everyone today wants a bit of wellness and a (living space) feeling, and houses with nice bathrooms sell much better.
If absolutely no second bathroom is to be placed upstairs, be sure to allocate a room where the supply and drainage pipes are planned so that it can be retrofitted.
Are the arrangements in the main bathroom upstairs just placeholders?
You enter and first see the toilet next to the entrance door, which sits alone on a 3.5-meter-wide wall?
What is that box north of the bathtub?
The entrance to the (main) bedroom is suboptimal.
No separate parents’ area, so the bathroom is only accessible via the general hallway, not through the dressing room, i.e., not usable as an en suite bathroom.
etc.
I would say, off to the architect and have them plan it.
I also think the planned budget will not be sufficient for this.
As always, just my opinion, don’t be mad.
Best regards and continued success
