Hey, so the slope is I think about 1.5 meters difference from the highest to the lowest point, so 10% gradient? (sorry, I’m a newbie here). Someone will probably have to calculate for us what it will cost. There is already a house there, I currently assume that it is feasible.

Thanks also for the phases. The property already belongs to us, we have calculated the project with demolition and garage at around 500,000 EUR. Hopefully, it will be 450,000 EUR.

: Cool tip with the toilet, I’ll think about it. Although I do need some space in the studio... And for us it was important that we have a straight staircase with a gallery, the kids should use our bathroom and later brush their teeth and shower in the guest WC downstairs. Or is that not so smart? The extension to the garage: That is now included in the preliminary building application. I just find it good that there are still windows and light comes in. Large garage as mentioned for garden tools. That is now planned and submitted. We are considering whether we want to reduce it. It would be cool if three cars can fit in there. I would say maybe some things can be done a bit more professionally, you’re right about that. I have already contacted the architect and things are moving forward. At least we are still waiting for the preliminary building application.

I would be interested in the breakdown of the calculation. Because without further details, I would put a "that won't be enough" under the amount for this project.

Sure, roughly as follows:
We have an offer from Baudirekt for the house including a breakdown. Max. 370,000 EUR (excluding painting work).
plus 30,000 EUR demolition of 300 sqm half-timbered house
plus 50,000 EUR estimated garage.
plus 50,000 EUR buffer

We will finance the outdoor facilities gradually ourselves.

What do you think about that?

I really wonder how that is supposed to work? My 139m² place with a basement costs 356k€ without outdoor facilities. How is Baudirekt supposed to deliver 220m² for max. 370k€? I lack the imagination. But maybe I just pay too much

Have you already looked at other providers and talked to them?

Do you already have an offer for the garage? I suspect based on my offers for the carpenter that the roof alone for the garage will cost 25k€ net. Then there won’t be much money left for brickwork and exterior walls.

I would take a close look at the construction service description. Very often it says that the work is to be done by the client, very minimal technology or tiles for 20 euros per square meter.

Demolition including disposal regardless of the pollutant class?

Garage estimated too low. That won't work out. You also have to look at the doors. Most sectional doors are only available up to a maximum width of 6 meters.

Plan something for the outdoor area right away. Paving the yard, terrace, some lawn. So that at least the immediate surroundings are done.

Bathroom belongs to the bedrooms. Shower on the ground floor is okay if it gets too tight upstairs. I don't think that is a permanent solution, especially since you are building large enough.

As I said, I would separate work and private life. You currently have customers who want to freshen up and the kids need to use the bathroom. Then the running up and down starts, including visiting children.
