New construction 220 sqm city villa with hipped roof, 2 full floors

We were all in the stage you are in right now. But reality will catch up with you soon, just like it did with us. When I see a plot, 220m², and a garage with an oversized hipped roof with a seemingly 2-3m long airlock, I am curious when the realization will come that you have to build smaller.

What would be your pain threshold for the house including ancillary costs?

Slope location should not be underestimated - we were not pleased to learn that the estimate for earthworks and the foundation slab had tripled. For that, you can already get a nice half house on flat ground. Swallowed the toad and looking forward to the view - see a snippet of it in the avatar.

Our plan was, after we more or less spontaneously bought the plot due to location, space, view, and neighborhood: 1. How do we want to live? (inner clarity) 2. Who understands that? (architect selection) 3. Comparison of the plan and many ideas 4. Calculate costs 5. Get shocked 6. Adjust and budget - How do we get closest to it 7. Commission local craftsmen (current phase) 8. Build 9. Move in and live wonderfully 10. Design the plot close to nature, grow vegetables, maintain the forest and make wood, keep chickens, enjoy nature..

Thanks for the outlined process. We also had this shock moment due to our slope location. I’ll just say 65m L-walls.

For us, it is up to 30% decline or incline as you can see and about 15 meters of elevation uphill to the base slab from the street.. But up there it is wonderfully beautiful...

What does the geologist say about it? Ours was well - had almost thrown him off the property. We have 42° at the steepest point

@ TE would attach the toilet to the photo studio. This way, the private/business area is clearly separated. It would bother me if customers had to walk over the private shoe collection.

With 3 children, I would forego a gallery and plan a children's bathroom on the upper floor.

Pencil and graph paper are suitable for drawing.

I don't like the extension between the garage and the house. I would delete it as is.

What do you plan to do with the huge garage? Such a large fleet.
