Yes. Apparently no one saw my pictures in #16. That's exactly what I meant by "it takes away your possibility...". If you choose a 3m or 3.50m boundary distance, you could build a garage on the north border. That certainly opens up many more possibilities. Because of the huge building window and the neighbor pushed far back, with the building encumbrance a boundary distance of 1.2m or even a boundary development to the north would be possible. You should explore how far the neighbor’s concessions go. No, it’s not. 13.50m street frontage is completely sufficient from an NRW perspective, and here you have to maintain at least 3m boundary distance. That’s correct.

I've really thought back and forth a lot in the last few days and was never really satisfied. On the one hand, I would like to use the south side, on the other hand, that limits me a lot in the choice of houses/floor plans and makes the "main side" - west - quite narrow.

In addition, I also want a fairly representative view from the street, which is not really compatible with a side entrance (north). You only get the cold (house) shoulder there.

Therefore, I have now set my sights on the Ed. 600 with gable entrance and adapted it. In particular, I have cut back on the many floor-to-ceiling windows and terrace doors, which are so "in" nowadays.

I am now largely giving up the south side. If I have 1.50 m privacy screen there, you can still look over it from the windows (so no hedge/fence right in front of your nose), but neighbors driving in the back do not constantly look in (from the car). Curious pedestrians can just watch.

I am making the living area separable from the dining area with a sliding door.

What do you think?

I don't see the plot width as much of a problem; even in newly developed residential areas, there are such plots.

Warning: A door between the house and garage in boundary development creates a structural connection, which nullifies the privilege of permissible boundary development of the garage. Nobody cares in 95% of cases, but there are rulings where the neighbor successfully enforced that the connecting door must be bricked up to remove the structural connection.

Living on the access path would bother me; maybe the rear neighbor has children 18+ with their own cars, or there are frequent visitors. Then the path is used as a linear parking space and cars are constantly rearranged. That can be annoying.

Are you sure that this also applies to Hamburg? Can you name court rulings from Hamburg? In NRW and RP, for example, such accesses are explicitly allowed, and I think that case law has also changed in other federal states.

It’s not just one rear neighbor but there will be six, so your concern will not materialize. Besides, there is no alternative unless one looks for another property. And even one inconsiderate neighbor is enough to be annoying, even without an access path; that can rarely be permanently ruled out.

Then treat yourself to a wider carport. Freestanding, 2.50m might be acceptable, but with the house wall on the left and a fence on the right, you will always struggle.
