Narrow plot due to south access path to the back?

My daughter lives part-time with me and is already 13.
So I am building (currently) almost just for myself and can approach it quite "uncompromisingly."
Of course, she should also be considered, don't misunderstand

Yes, the list is so extensive, maybe a light version wouldn't be bad

In many things, I am still not clear myself.
By "office upstairs" I mean the use of one of the 3 rooms.

So upstairs:
Bedroom
Child
Office / Guest
Bathroom

I don't need an office downstairs, even though I would find it more charming than upstairs. But whether the corridor then makes me happy, I also doubt.

But I am still dreaming of a basement (budget question), that will be a question of the budget. That would of course enable a lot.

It is a sh... plot. But you probably have no choice, getting the one at the back is no longer possible? If that is the case, your thoughts are going in the right direction. I could also imagine an east entrance, that would depend on the interior layout, what works better. If you were my neighbor, I wouldn't allow any construction on my border under three meters. It's already so tight anyway, why should I make it even tighter, because your north is my south. How did you come up with the 2.5 m? I would also be uncompromising about ridge height, roof pitch, etc. Your north would be my south! The only thing that helps here is strict adherence to the rules. Regarding the location of the rooms. We have a north kitchen, it doesn't bother us at all, but we enjoy the southwest living room. K.

Behind the back runs a noise barrier along a 4-lane road (50 km/h zone), above which runs a high-voltage power line. In front is a quiet 30 km/h zone with a very nicely built-up street. Therefore, I want to move forward.

Yes, an east entrance would also be possible, but I haven't found any well-fitting floor plans yet, as so much is lost that way.



2.5 m is the specification in Hamburg as far as I know.

Do you mean uncompromising from the neighbor's point of view? I didn't mean that at all, but of course I only build what is permitted.

Maybe I am really not doing myself any favors with the open floor plan on this plot, and a more classic version would make more sense.....

Even simpler and completely classic. Put the kitchen in the room that is now called Gast. Connect it to HTR with a door. Put washing machine, dryer, freezer cabinet, storage shelves Ikea Ivar in there. This is now the utility zone. The living zone then consists of the space of the kitchen where it now is and the room where the table now is. Then, where the couch is now, put Gast separated by a wall. Consider whether this might not be the most practical.
