You should avoid posting that publicly at all costs. Because every architect must comply with the HOAI. Although they have a certain leeway; completely ignoring it will bring them more trouble—if it becomes public—than they would like!

Nobody wants to talk you out of it, but fixed costs cannot be ignored. Sugarcoating the whole construction project does not help in this case and if the architect (although incomprehensibly since he is not allowed to do it) does not charge his fee according to HOAI, I can hardly imagine it will be much less. Ultimately, he would be committing an offense. Ancillary costs, as mentioned, must not be underestimated and are often forgotten. Whether these really amount to 40,000 EUR I cannot say, but things like the following should be considered.
    [*]Brokerage commission (if applicable) [*]Notary fees [*]Entry in the land register [*]Possibly costs for land surveying [*]Property transfer tax [*]Financing ancillary costs [*]Building application, approval, construction site setup [*]Development costs of the plot, construction site setup, [*]House connections and disposal [*]Insurance package
This list is only intended as a guideline and certainly does not cover everything!

160 sqm, as a KfW 70 efficiency house on a slab is about EUR 240k Chimney from ground floor: about EUR 4.5k Detached garage 3.0 x 9.0 including strip foundation: EUR 12k Painting and flooring in EL: EUR 20k Reserve for extras: EUR 10k Exterior facilities in EL: EUR 10k Additional construction costs: EUR 40k All in all, this results in estimated construction costs of EUR 336.5k. Whether you will be happy with your current planning, I consider questionable. There are too many subjunctives involved here; especially because building a house costs a lot of money/nerves. Since it is currently being discussed: there is a breach of contract procedure pending at the EU level. It remains interesting to see what will come of it. If necessary, this may change soon and the already practiced dumping will become legal.

Hmm... Then the consideration of choosing a [Massivhausanbieter] is back on the table..... Basically, both options are equally viable now. What a pity!

That makes perfect sense, because building a house "x" always requires a price "y", which is nearly the same across all variants; when awarded via an architect, perhaps with slightly better equipment.

What interests me, however, is why are you interested in a provider who—if awarded by you—has to overcome a good 150 km or 1.5 hours one-way travel distance? If he is as cheap compared to local providers as you describe in another post, there must be a reason for that ...?
