Land prices and standard land value and tips for land search

Hello forum,

my partner and I want to fulfill our dream of owning a home. Since we made the decision, I have been diligently reading through the house building forum to gather as much knowledge as possible before we actually get started. One thing is certain for us: we need a plot of land first before we begin the actual house planning, and now we are searching for a plot.

My first question: We noticed that prices in land advertisements are extremely above the current standard land values, sometimes by a factor of 3 (even a factor of 2 in absolutely poor locations already seen – small villages without infrastructure. The region is Ostwestfalen-Lippe, desired area would be the region south of the A2 between Bielefeld and Gütersloh, rural). Is there still room for negotiation when buying, or are the prices actually soaring this high right now? Would you try to negotiate, or would that be a sure way to never get a plot?

Second question: In some forum posts, I read the recommendation that searching with the keyword "11ant barthel" would lead to tips on finding plots. Unfortunately, this only shows threads containing this exact hint – what one is actually supposed to find with it I cannot find that way... Does anyone have tips for us?

The statement was that you have no chance without connections.




That about the standard land values comes up here quite often. In my opinion you can completely forget this indicator. Demand is simply too high at the moment.

If you find few in your preferred area, you can save yourself the trouble of negotiating. If you find properties "like sand on the sea," then, why not negotiate. 98% of the time, the former will happen. What have your research results been so far?
