Land acquisition - Initial ideas in early phase

Perhaps a few details about the rough budget:

- Equity of approx. 100k available, of which initially only 45-50k should be used

- Monthly fixed burden not over 1250, preferably flexibility via special repayments

- Dual income with a total of 6,500 net, but possibly partial loss of the woman's 2k net due to family planning

- Age mid-30s

This roughly leads me to the conclusion that approximately 360k is available for the house and land alone. Land with additional costs as mentioned approx. 50k at a favorable 65 / sqm. So house and garage 310k, roughly speaking.

While some here dismiss a gable roof with KS as social housing, I believe that a gable roof with healthy KS (120/150) also has its own advantages that make a 2-story building pale in comparison.
Just the cozy feeling of home with a visible roof is completely different than with a city villa.

Financially, quite a bit is possible :)

I personally also prefer "cozy" appearances, house types like Danhaus without big frills would personally appeal to me visually. My wife has somewhat different ideas, for example balcony and fireplace. We dismissed both amicably, as the costs were too high compared to the effectively small added value.

Additionally, it is a 400-inhabitant village about 5 / 7 km from the next small towns. Putting up a facade like Danwood Park 164w there might not create the most advantageous vibes. Not that such things ever interested me much, but you don't have to go completely overboard either.

Financially, we have an acceptable income compared to the rural average. As a self-employed person, of course, you are also subject to certain risks.

In the end, such a floor plan in my opinion is a question of personal priorities. For us, for example, the mega "open-plan kitchen" is rather uninteresting; we rather couch during our limited free time. Nevertheless, the small kitchen from the original draft is probably not the ideal solution for 2 planned children.

The boss has typical female collecting traits, additional storage space (since there is no basement) definitely makes sense.

The priorities are clearly on usable ground floor office (that’s where the main income is earned), ground floor shower bathroom (for dogs) + main bathroom upstairs, 2 children's rooms, the pantry for the wife...

We want to indulge in a bit of luxury outside. A hot tub is supposed to go on the terrace later and a terrace of decent size is desired. However, neither is part of the budget planning here.

It's a pity about the 87 cm knee wall. I wonder what exactly that is supposed to improve about the cityscape when two floors are allowed anyway?

When I look at the plot size and the site plan, good conditions for a design without a tight corset seem to be given: the neighboring houses' positions suggest that the building window is only defined by the boundary distances, and regarding size and floor area ratio/plot ratio we don’t need to weigh this precisely here. I consider a house axis NW-SE possible, but you can check that in the development plan.

I find the attitude of not putting a flashy block in the village commendable. If I were you, I would have some fun and see how a gable roof house model would look like if rethought as a "city villa" (or something like that).

What I would definitely find good on this plot is if you don’t already deviate from your first sketch towards a rectangle. Corners for their own sake are not necessary, but you don’t always have to press the dough in the direction of a loaf shaped box; the plot doesn’t demand that here.



Only that here we have an 87 cm knee wall as the upper limit, but on the other hand we are allowed to build a two-story house – I call this a big hint from the development plan ;-)


If I understand all the thoughts of development plan makers, I go to the doctor.
