As far as I understand the KFW, there are basically 2 options:

1) Declare waiver, wait 6 months and reapply
2) Change funding level

So you would have to build according to KFW40, then the change should also bring you the current conditions.

And even better, through the tax system you can get 20% of max. €200,000, i.e. €40,000.

As far as I have read, this takes place over 3 years:

1st year (completion of construction) = max. €14,000
2nd year = max. €14,000
3rd year = max. €12,000

However, the tax liability must first allow for these amounts

Well, if the rooms do not require too many changes to turn part of the house into a separate living unit, you can get up to €30k extra. If it’s just an extra door, additional water connections, etc., it can certainly be very worthwhile?

it is. now even more. it already was before. + tax benefits. what’s important is the actual spatial separation. own bathroom, own entrance, own kitchen, no connection to the main house. (so have the door frame bricked up right away for later) no need for separate electricity meters etc.

I'm not a tax expert, but the law talks about "owner-occupied residential property" and I understand this – analogous to the previous regulation on craftsmen's costs – to mean that one lives in the building, or that the costs "are closely related in time to the move-in." No idea how this last passage is interpreted.

I spoke with the KfW today and can confirm these possibilities. Same funding level = wait 6 months. If the funding level improves, a new application is possible.

My financing partner is checking the response from the central office regarding the prepayment penalty and the process for a new application by tomorrow, and as long as that’s okay, I can switch. Even without adjusting the land charge. Let’s see if it works out in the end.

OT: I was already annoyed in October for not building the 40+ house. The photovoltaic system has been running at my place for a week now (subsystem), and for the battery with about 5 kWh, a €5,000 subsidy would still have been "worthwhile." At that time, I had opted out of it because the start-up already created additional costs.

Now I might be lucky and can switch from the Kfw40 funding level to 40+, I "only" have to build the battery with visualization.
Old is now: €100,000 with €10,000 funding
New would be: €120,000 with €30,000 funding

My goodness, what a lucky coincidence if this works out...
