That seems strange to me. Then one could always apply for KfW40 on a whim, even if only 55 was planned. I've often heard from former builders that it turned out later that their house meets KfW40.

Yes, you could always do that. However, you can only change once (e.g., from 40 to 55), but not to a higher subsidized class.

I also find that pretty stupid.

If the house is built better than originally planned at the very beginning (for whatever reasons), you have to submit a new application (if still possible, due to waiting periods). Otherwise, you only get the lower subsidy. --> Are you being punished for building more sustainably now?

If you initially plan, for example, a KfW40 house but it ends up worse (e.g. by omitting the ventilation system), you get the "lower" subsidy without any problems.

That basically encourages planning just enough not to jeopardize the subsidy. (And simply omitting everything later once the application has been approved).

With us, it is like this (statements from both the bank and the energy consultant):

If you have previously built with KFW40 at old terms, you can waive the loan and apply for KFW40+ if the loan has not yet been partially disbursed and if the construction progress is still below 50% (it is decisive whether windows and roof are completed).

Then you receive the new conditions of KFW40+. However, if the 40+ standard is not met at the end of the construction phase, you will receive no funding at all. You can only switch once in total and that has already been done from 40 to 40+. A further switch from 40+ to 40 or 55 is then no longer possible.

That would mean that if you initially applied for KFW40 and it only becomes KFW55 in the end, you switch to KFW55 and receive this funding. However, whether this is then under the new conditions, even if KFW40 was applied for under the old conditions, I do not know. But I can imagine it.

I don't know whether the conditions of the confirmation/payment are tied to the date of confirmation of the application (BZA) or the BnD, but I would also doubt the "simply whoever meets it gets paid out, no matter what was promised to be built in the application." That's exactly what the BnD is for, isn't it? To check the confirmation of the application (BZA)... not met = no payment, right?! Maybe you can apply again afterwards ... ?!

Hello everyone,

maybe you can help me with the different KFW 55, 40 and 40 Plus requirements.
Is controlled residential ventilation mandatory for KFW 55 and 40 or can it also be realized without controlled residential ventilation? Or is the use of renewable energies such as air-water heat pumps or geothermal energy with appropriate insulation of the building envelope sufficient.
