So far, the KfW 153 program has been uninteresting for us. Thanks to equity, we get similar interest rates fixed over 15 years (KfW only 10 years) and with the house bank loan we are much more flexible (special repayments, rate changes, etc.) than with this rigid KfW construct, and the €5,000 grant for €100,000 loan for KfW55 doesn’t really make a difference. According to the current status, we would only build according to the 2016 Energy Saving Ordinance anyway. What do you think of the following idea:
- KfW153 loan for the efficiency standard 55 of about €28,200 – from this we pay for the upgrade (insulation + ZKWL)
- Repayment grant according to new conditions 15%, i.e. about €4,200, remaining debt €24,000
- We finance these €24,000 with Baukindergeld (2 children, so €24,000 over 10 years)
Not considered in this calculation is the repayment-free year (can you waive this and start repaying immediately?), which effectively leaves only 9 years for repayment and the interest costs. One would have to play around with the numbers a bit, but with a single-family house (150m², underfloor heating, heat pump, no basement), the surcharge from Energy Saving Ordinance to KfW55 should be payed off with €28,000, right?
