Do not be negatively influenced by floor coverings, bathroom fittings ([brown/green]), wall color, window color, and possibly wood paneling. All of that will be renewed anyway when you move in.

Pay attention to the rough room layout and house shape, as well as the location/orientation. Some walls can be relocated relatively inexpensively or openings can be made with steel beams, others cannot.

It would probably be more critical if heating is done with oil and there is no gas connection. Then a gas tank would have to be placed in the garden or the house would need to be so well renovated that you can manage with a heat pump. Regarding connections: How is the Internet? Even with my dream house, I would think ten times in today’s world if only DSL light is available and Telekom/Vodafone are nowhere to be found.

Hello everyone,

First of all, thanks for the tips. We had the viewing this morning. Unfortunately, the daughter who showed us the house only found the building plans this morning and will give us more precise information about the year of construction, square meters, etc. soon. We will also only receive the price after an appraiser has been there.

Now to the more positive things. The bathrooms have been freshly renovated, the windows were replaced a few years ago, and the old oil heating system has already been replaced by gas. The layout suits us so far. Where it doesn’t fit (e.g., kitchen/dining room), it can probably be adjusted reasonably well by removing a wall. In our opinion, the house (still without professional knowledge) is in good condition. Of course, the floor, ceiling, and doors aren’t exactly how we imagine them, but with a little imagination, it actually looks good. For now, we are waiting for the price. I think there will definitely be some renovation costs to come, although we could do a lot ourselves (tiling, laminate, painting).

I’m attaching a few pictures. I think once we have the price, I will research the costs for the renovation work. Before that, I have one or two questions:
1. Is it possible to install underfloor heating afterwards? How much would it roughly cost per room or square meter? Rough estimate, of course.
2. Can a window be installed afterwards into a wall?

It is hard not to get distracted by the interior. o_O Looks like a lot of space at first glance. Really with a laundry room. :) The terrible wooden paneling painted with chalk paint in antique white and slightly sanded, oh my country house heart beats faster. You don’t see any moisture at first glance (?). Still, quite a bit would need renovation / redoing, I suppose. But from my point of view, it has potential. Be careful with plans to tear down walls: Not every wall can/is allowed to be simply knocked down. I find the conservatory stylish, it also looks quite well maintained. Do you also have pictures of the kitchen / bathrooms?

Yes, it is the wall between the kitchen and the dining room. There is already a hole to pass food through, so I think the wall is not load-bearing.
