Key points for spontaneous house viewing by a layperson

Thank you for the inputs. We don't want tiles, if then only in the kitchen and bathroom. That's why everything is being torn out (except the bathroom). We have a tiler and painter in the family, so we could do a few things ourselves. A carpenter who is a very good friend is also ready and will definitely take a look at the roof beforehand, regardless of whether an expert may have already done that.

The point about the electrical installation still seems important. I couldn't see the wires because they are just emptying the apartment and everything was still inside. So there must be 3 wires. That brings to mind an important question.

Is retrofitting smart home (electric shutters, temperature, lights, etc.) even possible in such old buildings? So also without radio control.

We would also like to have spotlights as lights. Can that be retrofitted?

Sorry for the new questions. But I think this is also important for further house viewings by us and when I have people with experience here.

Of course. You just have to replace the entire electrical system if you want to work with wired technology. But then the costs are not insignificant – unless the electrical system would otherwise be okay and does not need to be completely replaced.
Electric shutters themselves can always be retrofitted. Initially, that has nothing to do with smart home.

Spotlights are bad. But it works if you lower the ceiling. Of course, that costs room height.

So during our renovation, we installed electric blinds, which actually shouldn't be a problem. Spotlights should also be possible. We also had paneling on the ceiling in our living room. We tore it out and had the ceiling freshly suspended and spotlights installed in it. I don't see any big problem with that now, but I'm not an expert either.

I think our spotlights in the living room are great, but of course it's all a matter of taste. You don't necessarily lose ceiling height if you take down the paneling, do you?

Cost is of course always the decisive point in the end. I would like that, but it has to fit financially and provide added value. Yes, I would of course like to control them automatically and centrally. But you want all sorts of things. But electronic has to be, that already bothers us a lot in our current apartment.

For electric operation, it is enough to run a cable. It's simple, fast, and cheap. If the existing electrical system can be maintained, I would work with Shellys (there are also other alternatives) and only pull additional lines for the roller shutters.
