Key points for spontaneous house viewing by a layperson

We once inquired at Dr. Klrin and they thought about 750k would be affordable for us. A proper consultation appointment has not taken place so far because we had not received an answer yet and thought they had already sold or promised it to someone else under the table.

The exposé will come in the next 2 weeks. They are taking everything nice and easy.

So, now there are updates. Hopefully, someone is still listening here and can share their opinion.

We received the exposé. The lady said we won’t get the appraisal. Is that usual? What questions would still be particularly important to ask now that she has the appraisal?

Year built: 1978
Plot size: 882 sqm
Living area: 169 sqm
Floors: Ground floor, basement, attic (not developed)
Gas heating
Purchase price: 620,000
Inventory: 20,000 (included in the purchase price)

They are selling the kitchen (built in 1978), an old office wall unit, garden tools, sauna, and one of those granny chairs for the stairs as inventory. Everything we would have thrown away anyway. I find that quite annoying and somehow cheeky.

Because of the 20k inventory, supposedly 2 applicants have already dropped out.

We would definitely have to invest 100k+ in the house. We are really doubting right now. But there are so few opportunities. It’s the best one in 2 years. Still hoping for a plot in the same village. But they take so long to announce the new development area. Plots are also only about 500 sqm. There are only 3 that are 700-800 sqm but we probably rank too low in the points system.

For the second viewing, we would bring a carpenter colleague and a realtor friend.

I would not hand over the appraisal either if the value there is below the asking purchase price. There are three possibilities. Either you want it, then buy it. You don't want it, then don't buy it. You want it at a different price: make an offer, set a deadline of one week, and then close the matter. If the seller comes back afterwards, inform her that the given offer has expired and that you are no longer willing to pay the price.

Cheeky! After 40 years, that's worth nothing anymore. But ok, then you just dispose of it.

And how much does the sqm cost?
You "need" 700-800 sqm?

That seems like a huge place with potential, 169 sqm living space, basement how many sqm, the same amount?
And the attic can still be expanded.
Something comparable NEW on a plot of this size easily 7-figures.
(Because here you end up at around 800 k€ – ready to move in.)
