You wrote "maybe I'll convert the accident into a disability insurance (BU)". But that's only a small partial aspect of what I had criticized in this regard, which you "maybe" want to change.

Otherwise, I did not overlook that, I just wanted to show you how this reads to third parties. Because even if I (correctly) deduct your 700,- euros cold rent, the following calculation results: 1450,- + 700,- (cold rent) = 2150€ - 1200€ installment - 300€ additional costs = 650,- "reserve", which minus all other expenses you allocate to it is clearly not enough to bridge even one month of unemployment.

By the way, I do allow you your 300,- euros for Groceries, but what I don’t buy from you are the "other household goods" that you also want to pay for from that.

When you deduct the full additional costs, then you should correctly add the warm rent.

Yes, basically correct. However, one could argue that 300 euros for additional costs are calculated too low anyway, since the two currently already pay 120 (additional costs) + 65 (electricity) + 20 (GEZ) + 30 (internet) = 235 euros. It will probably be a bit more in their own house. I also believe that in this calculation it doesn't really matter whether there is now 650 or 770 euros "reserve" available. Nothing changes about the associated problem.

If you can live with the money available to you after the loan is deducted and you get the money from the bank, then there is no discussion..... No one can tell you here whether 300 euros are enough for shopping! One buys a chicken for 5 euros at the discounter, another for 25 euros at the organic farmer. Regards

You apparently only read what you want to read. No one here is criticizing that you live frugally. You are merely being advised to differentiate in your calculations and to factor in contingencies or times when things might look different... to include those in your calculations. The bank will set its own rate per adult person anyway, which will be higher.

Hello,
we are currently building in a similar price range: fixed price from the construction company for a solid house with 146 sqm of living space according to Kfw 70 about €250,000 including garage, I calculate additional construction costs of €30,000, plus €10,000 as a sampling buffer, €20,000 for the completion of the outdoor area, €25,000 for the kitchen, so that makes a total of just under €335,000.
Our net income is about twice as high as Hagiman’s, yet I do not want to finance more. From painful experience during a stay in the USA, I have drawn one conclusion: never spend more than 30% of net income on housing (here loan installment + ancillary house costs such as water, heating, electricity, telephone, and taxes), otherwise serious problems are unavoidable!
The house should also be fully paid off by retirement at the latest, accordingly the repayment and the rate to be paid are calculated, which should then be under 30% of net income.
