What can I realistically afford as a rate?

I also find 8 T€ very much, but I would say that if you want to, you can "sink" a lot of money into infants. The stroller is also conveniently available for 1000 €, the dresser for 700 €, and a pair of designer baby angora wool shoes alone costs 80 €. Not to forget the playpen, the cradle, the fall protection, the baby bathtub, etc. etc.

there is no need to discuss that. to each their own. anyone who wants to spend that much is also ok. I would just know that it wouldn’t be 8k for me

that was good but around a million things are missing. You probably don’t have a child yourself, right? Most people here lie to themselves. We have kept an electronic household ledger for 10 years for EVERY transaction and I have an exact overview of our expenses down to the cent. If I didn’t do that, I would have thought 5k too... but there are so many little things. Bed linen, bottle warmer, nasal aspirator, red light lamp, car seat (expensive!!!), nursing pillow, rocker and so on...

But whatever... keep filling your pockets. Children cost nothing anyway. As long as you finance your own home.....

You must not only see your own world. We have also written down almost every little detail and ended up at about 1.2, including the things you mentioned. And the stroller already cost 600...

Friends of ours, on the other hand, have already spent 2000 on baby rompers from Boss and Hilfiger...

To get to the point, it's not much different when buying a house. It goes this way and that way.

Well – I also think that 8k is relatively a lot. Without having the exact amounts of our two little ones in mind, I estimate our expenses for the initial equipment at 2-3k – all in. The most expensive items were the stroller, Maxi-Cosi, bed, changing table. However, we deliberately refrained from sinking our money into such a nice, cute children’s room. The wardrobe was/is my wife’s old wardrobe. In the first two years, the child doesn’t care at all how the room is furnished. By the way, the playpen was reactivated from MY old one (now over 40 years old). Just last weekend I had a conversation with my wife about all the useless stuff you’re offered and might also buy. Heater, bottle warmer, nasal aspirator were useless from our point of view and were hardly ever used apart from once or twice. A diaper bin with these locking systems, where you have to change the bag cartridges every few days, I consider an outrageous money grab. A sealable diaper bin with a bag in the bathroom/balcony also did the job. The CoolTwister (cooling bottles to the right drinking temperature) proved very useful. Also, the vaporizer (don’t know exactly what it was called) was in use non-stop for the first half year. Baby monitor too.

Baby rocker (which one and price range) depends. You can have an enthusiastic child or a dust catcher. Our big baby rocker (for the 2nd child) cost about 110 euros after 1,2,3 years (original > 200) and was sold again 1.5 years later for 85. Clothes – you can sink heaps of money into that – especially if it’s brand name stuff. With the second child, I think you generally take it more relaxed. When I see in what (very good) condition the clothes from the first 6-12 months were – they could possibly fit 3-4 children and everyone would think they’re new (as long as they’re not constantly puked on).

Now to come back to the OP. A rate of 1,000 for 280k I consider feasible, but somewhat too low. On the other hand, with 280,000 in the Berlin area (land and property), I have some doubts. Berlin was/is a booming real estate region. However, I’m not very familiar with the area, so I can’t/won’t say anything definitive about that price (budget). As others have already written, you should save vigorously. With 25k you will at most be able to cover the ancillary costs (if at all).

so we can drop the baby discussion. sure, you can spend 8,10,15 k on the baby. I will be around 1-2 k.

about the house. so a payment of roughly 1100 euros should be possible with our income/expense ratio, without me having to pinch every penny. if I calculate from 3800€ salary minus 1100 euro payment + 300 euro additional costs, rounding up to 1500 euros, then we would still have 2300 euros left for living.... should be fine --> or am I way off.

there are terraced/semi-detached houses that could roughly fit into this segment. I am not afraid of some DIY work if necessary: can wallpaper, paint, lay tiles, assemble kitchens, lay floors.... so far I am still handy.
