Is a house including ancillary construction costs feasible for 380K EUR?

So, Heinz von Heiden had almost the same service description for the Cumukus as our general contractor back then. However, for example, with the difference that the attic is not expandable, the portable toilet and the construction container are extra, and such things. You can do it that way. Our neighbor transported the construction debris himself. For some people, such an approach is cheaper and feasible than booking the item with it. The same applies to the socket package: the specified standard simply isn’t enough. Those who can do it can turn any socket into a double socket. Those who can’t have to commission a craftsman. What makes the Unverbesserliche cheap should be recorded by yourself in a table along with the other service descriptions. It is simply a difference whether you plan the attic as living space for later but cannot actually expand it due to the statics. Ultimately, building a house nowadays resembles a modular system. What is an opportunity to save through EL for one person is expensive add-ons for another or the reason to take a slightly more expensive house that already includes some nice extras. If you want to have something like this included, then you have to buy a developer house with all the negative consequences. Because when building a house with a general contractor, it always applies: everything that concerns the property has to be commissioned and paid for by you. The general contractor only builds the house for you. You have to take care of the rest yourself. Personally, I find the budget with the wishes and the land price too ambitious.

Thanks first of all for your answers. I think the standard equipment would be sufficient for us in most cases. A non-expandable attic would also be fine, for example, since it is only intended to be used as a storage area anyway (as no basement is planned).


Is that included in the price with other construction companies? How would that roughly affect the price?

Points listed under "Nice to have" do not have to be included in the price. I gather that it might be rather difficult with the budget. Probably around ~550,000 EUR would be more realistic?

Of course, it is hard to generalize as it depends on the plot and the region, but what do you think, roughly how much additional construction costs (without and with outdoor facilities) should be expected?

If the property is on a slope, it is usually more expensive.

Our dixi costs about 130 net per month and 7cbm of construction debris about 160

Not necessarily anymore. The companies are cutting back on their services and over the years pass many things on to the client on the construction side. And it adds up. A thousand here, another there, then you either pay a nationwide company 20,000€ more for something you could get yourself for just under 10,000€. No idea, it also varies a lot regionally as well as with each client. If you don’t have a car with a tow hitch, you don’t need to think about regularly hauling away construction debris yourself. These days, you can’t come as a client with two left hands if you rely on your own work. You just have to get to it and watch YouTube videos when it comes to paving the terrace. And if in doubt, the client’s wife is the better half anyway when it comes to interior finishing.

So we awarded the trades ourselves and have a good overview of the costs of the individual items. Our house is 155m2 (incl. covered terrace and technology approx. 175m2) and ended up at over 600,000 EUR (without land). If I now go through my trade list and deduct the following extras:
- Additional costs because of hillside house (3 floor slabs)
- Gable roof instead of combo flat roof + gable roof
- Plastic instead of wooden aluminum windows and fewer window fronts
- Painting/spackling inside as own work
- PVC instead of wooden floors
- One bathroom removed (so then only 1 bathroom + 1 separate toilet)
- Ventilation system removed
- Photovoltaics / storage removed
- Venetian blinds / roller blinds removed
- Bus system removed
- Fireplace / wood stove removed
- Cheaper kitchen for approx. 10k
- Outdoor facilities (wall, paving, etc.) approx. 20k removed

I still come to well over 400,000 EUR. But I also always helped, e.g. with paving, shell construction and underfloor heating/ventilation installation.
