What exactly do you think is missing, for example, in a Flair 152 RE, for turnkey under 2,000 EUR/sqm?

Yes. EH40 and with basement. Subtract that and you probably end up at 350,000.

Well, subtracting the basement (€100,000) and KFW40 (€20,000) (facade insulation and roof insulation, basement insulation is included in the basement price) from the total costs of €670,000 does not lead to €350,000 according to my calculation. EH55 is already standard at Town & Country.

Already the region alone. Here you can build it as a bare house – without all additional costs and special requests – for just over 2,150 €/m². Then I add a bit of foundation as well as some flooring/painting (with craftsmen, so the bill is correct) and it’s already 2,500 €/m². Then I have a few special requests and it’s 2,700 €/m².

I find that quite steep for a Town & Country house, even if it includes a basement.
