Then I will probably have to rethink the energy standard. Maybe we will really stick with the KfW55, which has always been included with prefabricated houses so far. You also get the €100,000 from the KFW there.

Then the next step for us is the right plot of land: until we are allowed to build on it, there is probably another €50k in equity available. Maybe we will get a 500+ sqm plot and fulfill our dream of a bungalow, or we will actually stick to 450 sqm and consider a two-story house.

Since you are already this far....

Since April 17th, the conditions for the KfW Förderprogramm 153 have become so poor that in all respects,

- Availability-free period
- Special repayment option
- Interest rate

you will eventually come to the realization yourself not to apply for a KfW loan and to handle it normally through the bank. However, you will be offered a special repayment option of 5% on the 100k€, you will pay 0.5% less interest on the 100k€, and you will get 12 months availability-free period from the bank.

All of this has not been available from the KfW for the past month.

Children cost money. That means costs for food, clothing, sports, etc. and loss of income for the woman (or does she work full-time?).

My offer is 550k euros at 1.37% interest and 2% repayment, 2 months without provision fees (I know: too short. But the interest rate makes up for it).

The benefit of the KfW actually limits itself to the repayment-free grant, which is really meager for one residential unit and Kfw55.

Regarding income: I ran it through the calculator: In two years, in the hypothetical situation with one child and tax class 3: I would receive 4800€ net. + about 150€ child benefit (194 - tax advantage). My girlfriend / wife will still work 20 hours and, without considering pay raises, earn another 1100€ net + bonus (then 2500).

That would put us at 6250€ net monthly.

(Business) cars are also fully paid for with that (including all ancillary costs). I don’t believe we would overextend ourselves with a 550k loan.

Yes, with this income it will then not be a problem. But then I would actually build for myself rather than for renting out.

I would apply for the plot and first see if you get it. At the same time, visit banks and think more about what you actually want. It helped us to go to a model house park and see how big a 120 or 180 sqm house is, because square meters in an apartment are different than in a house. I often hear: I live in a 100 sqm apartment so 120 sqm in the house is enough for me. Well, and then you stand there and realize how small 120 sqm really is.

I consider the triumvirate of income situation, equity + employer (daycare etc) as an effective and very good foundation for building a house!
