Is a bungalow in Walldorf feasible within our budget?

Unfortunately, the bitter reality!

For comparison:

We have viewed rental apartments around 100 sqm + 3 parking spaces:
Purchase prices: around €450,000
Rents between €1,250 and €1,650

A single-family house in the neighborhood (Mannheim Neuostheim) is currently being offered for €1.3 million.

That’s why I don’t find the planned 450 sqm and €600-700k so far-fetched anymore.

Since I unfortunately need an absolutely perfect BAB connection, Walldorf is also great for us. My partner can then cycle to work.

Alternatives would be near Heidelberg. You wouldn’t want to know how much building land costs there.

Fixed interest period?
Have you calculated how much debt remains then? What happens if the interest rate rises?

Why "reside"? I had a semi-detached house with 249 sqm... of which on 25 meters 3 meters on the side. I lived well there — the garden was sufficient. It was 150 meters to the carport without a roof.

With children it would be difficult, but then you can also go to a playground sometimes. I am always in a good mood when someone wants to buy a starter home here.

Yes, it is taken into account! I am not a fan of a longer fixed interest period. With that, you are guaranteed to pay significantly more. With 10 years, you can still hope that the interest rate stays below 3%. Then I am better off. And if you take the 2% inflation into account, the installment for the follow-up financing can certainly be higher.

Hello dear community,

The allocation of the plots is currently underway. Now it's time to keep our fingers crossed. From 15.09., it will be announced who gets the contract.

We have meanwhile moved away from the bungalow. We simply don’t want to afford more than 400 sqm in the area. Then we will probably go with a 1.5-story building on a slab foundation.

The current plan includes the following:

170 sqm living space
No basement
At least 1.60 m knee wall
Gas heating + solar and underfloor heating
KFW55
Electric shutters / venetian blinds

For the budget, we still hope to stay below 650,000 in order to have something left for the outdoor facilities. With land costs of €275,000, €375,000 remain for the house. That currently seems a bit tight. What do you think?

Although I prefer solid construction, we have, among other things, informed ourselves at Bien-Zenker. They want €440,000 for the house.
