Is a bungalow in Walldorf feasible within our budget?

I read this more often now: a room or a granny flat for B&B guests.
That this causes work, that you have to clean the toilet with all residue from strangers, strip and renew the bed dozens of times a month, I think this is rarely considered.
And if you miss a hair, then it results in a bad review.

It is certainly a good thing to make money when you need it, but to already position yourself in this cleaning/tenant relationship in advance, although you don’t rely on the money, is certainly not well thought out.

The land is too small for a bungalow. Plan for 1.5 floors. I would seriously reconsider the idea of the holiday apartment.

450 sqm... I scrolled again... that is added. At least 0.3 floor area ratio, and then a light well on one side. That will actually be tight within the building window!

If I were you, I would also rather build upwards and maybe consider a separate entrance from the outside to the upper floor. But of course, it's entirely up to you how you do it and whether you rent out the lower floor or not. I don't think it will cause trauma for the children if they get their rooms downstairs. Of course, it would be nicer and brighter upstairs with lots of light. But I know some, now adults, who had a room/apartment in their parents' basement and they liked it, and some of them even turned out well.

They will surely survive it, but as a parent, you always want the best for your children within your own means. So why should you banish your children to the basement if there is no absolute necessity? I would rather sleep in the basement myself than let my small children sleep there. Children spend much more time in their rooms than parents usually do in their bedrooms.

Best regards
