Walldorf on the A5? A few kilometers along the highway and you have 40-50€m2 for the land or absolutely no option?

Where else can you buy land so cheaply?

If you move towards Michelstadt or maybe even towards [Pfalz], there are still really cheap areas there, it just depends on how far you're willing to drive and what work you do.

The deep Odenwald and the Pfalz are not just 'a few km' from the A5... There is a reason why it's still cheap there.

Hello dear community,

The allocation of the plots is currently underway. Now it’s time to keep our fingers crossed. From 15.09., it will be announced who gets the contract.

We have meanwhile moved away from the bungalow. We simply do not want to afford more than 400 sqm in the area. So, we will probably go with a 1.5-story building on a slab foundation.

Currently planned is the following:

170 sqm living space
No basement
At least 1.60 m knee wall
Gas heating + solar and underfloor heating
KFW55
Electric shutters / venetian blinds

Regarding the budget, we hope to stay under 650,000 to have something left for the outdoor areas. With land costs of 275,000 €, there remain 375,000 € for the house. That currently seems a bit tight. What do you think?

Although I prefer solid construction, we have, among others, informed ourselves at Bien-Zenker. They want 440,000 € for the house.

Without outdoor areas, without architect, without basement, without garage - I would currently calculate with 2500 - 3000 gross/sqm. Comparing a piece of house from manufacturer X with manufacturer Y is not that easy for a layman.

With Bien-Zenker we would be looking at about €2300-2500 / sqm, which I already find too expensive. We are now making appointments with various architects. I am rather thinking of around €2000-2300 / sqm. So about €400,000 for the house including additional costs and fully turnkey. Minus own contribution plus garden and garage we could then end up at €700,000. That has to be possible....
