The only problem is when the semi-detached house costs at least 450-500 thousand. As I said, you up there in the North live in a different world when it comes to real estate prices.

Supply and demand?!
A small part is always for multi-family houses and semi-detached or terraced house development. And honestly: I always have the feeling that some single-family house owners look down on semi-detached houses. For some homeowners, terraced houses are just better apartments... you can't walk around.... You can do that in at least the few single-family houses where the garage is built at the edge...
I also believe the problem is that the developer interferes too much with semi-detached houses and charges too high prices for individuality and extras. That doesn't go down well.
In addition, there is the visual similarity...

But I think you can live well with 10 x 10 on 450 sqm and create a nice little garden. It would be advantageous if the plot in the garden area does not directly border another one, so the view is blocked.

I was almost ready to take a DH or an RH, no one is against it. The rental prices here in the area are not any better, so I’d rather pay for it myself, no matter if DH or detached house, instead of over 1200€ rent per month for an even smaller apartment.

; by the way, with a floor area ratio of 0.4 it means 40% of the plot can be built on, but you can also build on 49% and still be at a floor area ratio of 0.4. Just for your information, that’s how our neighbor has fully used the floor area ratio.

I "live" in a semi-detached house on a 270m² plot.

1. there's nothing else here
2. I can't afford anything else

and I have to say, I live there quite comfortably. 270m² sounded very small to me before building, but I have to say, it's enough and I still have 2 terraces, a 9m long garage next to the house, and soon a garden shed. The garden is just not big enough to play 11-a-side football, but what can you do.
