Ideas for the floor plan and possibly some tips?

Hello everyone,

I have been following the forum with great interest for a few weeks now, as I will soon become a builder myself.
We are planning a semi-detached house on a hillside with a southwest orientation. We will build turnkey + solid (KFW70) with Vaillant LWW.

Attached is our floor plan, which I would like to get some advice on. Windows will still be planned!
What do you think otherwise? Do the room sizes fit?

Does anyone perhaps have ideas? Bathtub, toilet, etc. on the upper floor will of course be rearranged. The architect just threw that in for now.

The window front on the ground floor at the balcony should still be enlarged, right? Isn’t the kitchen too big? We actually would have liked a guest WC + shower, but that doesn’t seem possible here, does it?

Questions upon questions…

It would be really great if I could get a tip or two.

Living in the house will be my wife, daughter and I (33, 2, 33) + parents-in-law in the basement (64 + 63).

Hello Heiko,

first of all, welcome to the forum!

Basically, a nice floor plan, especially I find the granny flat in the basement very well done.

What is the orientation of the building - so where is south?

In my opinion, the kitchen has a good size. What I do miss on the ground floor, however, is a kind of small storage room where things like vacuum cleaners, beverage crates, etc. can be stored.

You will only be able to fit a shower in the guest WC if you either reduce the cloakroom area (which I wouldn't find so great) or create a niche in the kitchen (possibly directly on the exterior wall) where a small shower fits.

To evaluate the upper floor I am still missing information about the knee wall height and the roof pitch. The marked 2 m lines are already good, but without the other two pieces of information not very meaningful.

The different size of the children's rooms (after all +2 sqm) could possibly lead to quarrels between the children later on (if another one is planned).

Are the windows in the bathroom and bedroom planned as floor-to-ceiling windows? Even with floor-to-ceiling windows, the lighting of the two rooms might not be optimal. Are skylights possibly an alternative?

thank you very much for your great answer. South is down, so the balcony is on the west side. I had already considered the niche in the kitchen as well. But my wife immediately objected (yes, always these clichés). Do you think a shower in the guest WC is a good idea? Yes, the size of the children's rooms could be a problem, that's right. I have to check the knee wall and roof pitch. The windows in the upper floor are planned to be floor-to-ceiling. We do not want skylights anymore. We have been living in an attic apartment for almost 10 years and are tired of the rain :) Especially since I have to keep an eye on the budget here as well. Swap the floor-to-ceiling windows in the upper floor for a wide double-leaf window, if possible? It's the east side anyway, so the sunlight is limited. We want to store beverage crates in the basement under the stairs. Vacuum cleaner maybe too?

yeah yeah, the women... ;)

But seriously. If you place an 80 cm niche directly on the exterior wall of the guest WC, extending into the kitchen, it will “only” cost you the corner to the left of the sink in the kitchen.

Probably only one of those flimsy carousel cabinets or a ridiculously expensive LeMans cabinet would have fit there... Otherwise, the kitchen should offer enough storage space at this size...

We have integrated exactly such a niche in the guest WC, but our niche extends into the pantry / storage room. It’s worth it to me that our shower is then really only used by family members.

If possible, I would definitely make the windows in the bedroom and bathroom wider or even double-winged.

It’s funny, we have been living in our attic apartment for 13 years now and wanted attic windows in the bedroom again because of the rain. :) In the end, though, we won’t get any, because triple-glazed roof windows are so heavy that they can only be operated electrically and are therefore incredibly expensive, and on the other hand, the hailstorms last year also made us wary about the roof windows.

I also find the floor plan successful – and not just the main apartment, but also the basement.
The kitchen is not too big; it might even be that you have to do without a cupboard there so that the passage between the furniture remains passable.
We also have the staircase enclosed, it’s a wonderful storage room.
However, I would reconsider the bathroom, the layout is not successful. You basically can’t get to the toilet ;) Moving the bathtub toward the entrance would be an alternative.
The 2-meter line of the roof should actually be marked somewhere.

I don’t think 2 sqm causes problems with the kids. The sqm don’t just stand somewhere in the room, and size is always subjective to consider.

The door to the guest room on the ground floor should be built with a normal width; it’s currently about 78, but it should be as wide as the living room door.
I’ll have another look at the small details later – Dirk already said something about the windows :)

The 2-meter line is marked!!! :)

That could cause problems with the pool.....
