Hello Heiko,
first of all, welcome to the forum!
Basically, a nice floor plan, especially the granny flat in the basement I find very well done.
What is the orientation of the building - so where is south?
In my opinion, the kitchen has a good size. What I do miss on the ground floor, however, is a kind of small storage room where things like vacuum cleaners, crates of drinks, etc. can be stored.
You will only be able to fit a shower in the guest WC if you either reduce the cloakroom area (which I wouldn’t like that much) or make a niche in the kitchen (possibly directly on the exterior wall) where a small shower fits.
To evaluate the upper floor, I still lack information about the knee wall height and the roof pitch. The drawn 2 m lines are already good but without the other two pieces of information not very conclusive.
The different size of the children’s rooms (at least +2 sqm) could possibly lead to arguments between the children later on (if another one is planned).
Are the windows in the bathroom and bedroom planned as floor-to-ceiling windows? Even with floor-to-ceiling windows, lighting in the two rooms might not be optimal.
Are roof windows possibly an alternative?
Greetings,
Dirk
Such "questions" should be clarified in advance?
My children’s room was 13 square meters!
My brother’s was 16 square meters.
Totally overrated!
We get along just as well/badly today as back then.
And mom and dad have the patience to keep the old place with the empty rooms in shape.
That’s how we are planning too, only the conditions are a bit different!
If I take a look at the "brick," then...
functional floor plan
limited storage space, but available (guest room)....
Reducing the DN creates more space?
