Thank you – oh wow, so you have done that before. :) That gives hope! How do you decide on a service provider over such a distance? I am inclined to build turnkey with a general contractor again because remote coordination seems easier for me than individual trades. Or does the architect take care of that when building with an architect? How did you arrange the handover? With a notary contract, one should be able to count the amount as equity for new financing, even if no money has yet been transferred? The part about transfer of risk makes sense. We might need to extend the right of residence to a whole year or so – you never know how fast construction goes.

We built with a local timber frame builder (aka prefabricated house) as the general contractor. So the actual construction time was relatively short, and beforehand only small installment payments for planning services etc. had to be made. And the large installments then came from the sales proceeds. Depending on how the installments are staggered in amount and timing, it actually works quite well.

Our original plan to build with an architect didn’t work because the good man really brought absolutely zero added value. So then the general contractor, which basically also worked really well. The options for us were probably similar to yours. Although I have lived the vast majority of my life in Berlin, my family comes from the area we just moved to. Very, very rural and therefore also very, very traditional, decent, and reliable. We had absolutely no idea, but I’m quite fearless in such matters and just asked everyone who didn’t run away fast enough. When we had a plot and an idea of what we wanted, I went to the managing directors of the local companies, laid our cards on the table, and asked if they were interested in the project. As things got more concrete, I always asked them to explain clearly how they planned and executed something... and when I understood that somewhat, I asked why this way and not another? The rest was then gut feeling...

How expensive are the plots where you’re moving? Can you just buy them like that? Then I would start with that and simultaneously look at local construction companies. You definitely won’t get any dumber doing that :)

Relatively cheap. In the town where we are currently interested in one, I saw another one of comparable size (but colossal slope) for about 50k for approximately 1000m². The one we have in mind now is similarly sized but flat; what the seller wants for it, if he even sells, we don’t know yet. Colossal amount but probably not. It’s an infrastructure-poor corner down there. The biggest problem will be to get a suitable internet connection for our needs. We are really considering the “money is no object, dig FTTH to the house” connection from Telekom, which would probably be five-figure if even possible and financially feasible. 20k might be worth it to us, 50k rather not.

That could be the property switch. Financing remains, possibly an increase, property changes. Kati, this situation is discussed here every few months. You just have to look for it. It has become common by now (roughly within ±15 years): tenants, for example, had a long notice period, others are in the same situation as you. You are not the only one who wants to build and live in ownership. I am one, too, by the way. For all eventualities, there are experienced notaries – they know their “craft.” You’re not the only one there either: in our village, for example, all holiday apartments were rented out during our construction phase. The notary can explain all that to you. And you should also have a talk with your bank ;)
