My girlfriend and her husband bought a house in November 2020, handover August 2021! The purchase contract + payment of the purchase price were handled directly and the seller gave them a bit of a discount on the price.

The current situation really allows a lot of room for some people… especially if you have several interested buyers, you can grant the contract to the one with whom the organizational part works best.

Regarding selling early and continuing to live there:

I know 2 families who moved in only 1 year after the purchase, and it also happened during our own search. It wouldn't have bothered us at all. Compared to several years of house hunting or ultimately the 1.5 years of construction time, the 1 year is quite irrelevant.

I also see it that way, that a purchase does not necessarily mean immediate move-in. If I build new or do a complete renovation, I also have 1 year, currently possibly 1.5-2 years ahead of me, during which I cannot use the house.

Right, and a few more months of lead time to plan a move is also not wrong for the buyers. Maybe that would really be an option. But then we would have to find a construction company that works reliably and if something goes wrong, we would have to store our things and still rent somewhere temporarily. :O

Well, you can plan a buffer, especially if money isn't extremely tight.
I wouldn't want the stress of storing things with a child.

We did it like this. Sold in April '20 and received the full sale price on 1.7.20. Until 1.2.21 we then had a right of residence which we could shorten with two months' notice (which we then did on 1.12.20). The transfer of risk was stipulated in the purchase contract to be at the actual handover (in our case 1.12.20). The problem is not painted wallpapers, but if something really happens (see Ahr Valley, in the worst case uninsured). But a notary should have no problem with that. However, the money was paid immediately in any case because even if something happens to you or you flee to South America – the property is still there and then passes to the buyer.
