I would also just try other banks. I can't imagine that this is actually a problem. The local Sparkasse also rejected us back then.

The installment could certainly be set even higher. However, we like to have more flexibility throughout the year (e.g., always four net salaries as a reserve) and plan to shorten the term through consistent special repayments. Of course, we are aware that this requires a lot of discipline. The 20k equity is also intended as a reserve for the upcoming costs for the architect, structural engineer, and energy consultation (which ideally should all be included in the loan). Exactly, ING is my main bank. Our architect had also suggested DSL as a backup bank. But for now, we have to wait until Monday and the decision from ING.

Good morning!

You need to know, all banks work with automated real estate valuations. But not all automated appraisers are equally good everywhere. ING works with the market and quality leader (and price leader) Sprengnetter, with the savings banks it varies, many work with Hettenbach, who is no longer so up-to-date, or with ongeo, which in some regions is also not so great.

One more question on a personal note: What is your experience regarding requesting financing directly from the bank without an advisor? For example, requesting financing from ING without an independent advisor. Does that make sense? Or are the conditions still worse than with an advisor who receives a commission?

I think with ING that's not possible at all; they always send you to Interhyp, as it's their subsidiary.

Otherwise, it really varies. A friend of ours got a better interest rate through the broker at her home bank than directly there. For another person, it was exactly the opposite.
