How to realize object transfer over a distance of more than 600 km?

So it's decided? Not the way, but the fact of going? I assume, then, that the situation/distance to the future neighbors has been thoroughly clarified?

By the way, I think the consequence and the courage to carry it through are great.

Yes, exactly, that was more my point.
I don’t know how they see it because we invested our largest equity (which honestly wasn’t that much at the time—about 30K) into the first loan. So currently, we don’t have much equity left to contribute. We could possibly borrow something from family.

If we were to go for it, we would have significantly higher incomes / much higher household net income than with the first financing request. At the moment, we pay an installment of 1200 per month, then we would have a savings rate of about 2000 per month, even around 2400 per month when the daycare fees end in August. That means, theoretically, we could even manage a second installment of 1200. That would only be temporary, though.
But I don’t know how the bank evaluates that / to what extent the first house counts as an asset. We built it at total costs of around 445k, we could probably sell it now for an estimated 550-600k, the remaining debt is about 380k.
But I’m especially uncertain about the possible sale price. The real estate market (especially for new houses) is extremely thin here, but I find it hard to get a realistic estimate of what we could get for it. Do you have a good advice on where I can get info on that? I’m reluctant to sell through a realtor because I don’t want to burden potential buyers with the high commission.


Yes, they would be really close. That’s also the main motivation to move there. We have no family where we live now. I ended up here because of love / studies and stayed because I found a job here, and then another job, and that’s how it usually goes when you’re in your twenties. But now, with a child, it would be nice to live closer to family. And professionally, since 2022, for the first time in over 10 years, we’re no longer tied to one location.
They live only two places away from the (possible) building site, or my sister even just one street away; she could probably send us pictures daily. XD

That all sounds too good to be true. Whether a remote construction works depends heavily on the general contractor.... in hindsight, I have absolutely no concerns with ours, but unfortunately, he no longer exists.

I am torn when it comes to the banks. Small local banks are quite open to such matters, but the large distance between the two properties could be somewhat problematic. Possibly, a sale through the real estate service of the currently financing bank makes sense.

I can do that - but it will still be a while before we move out of here. I feel similarly about the general contractor - I believe I would also build remotely again without concerns with our GC. However, they tend to build more in the region here, and not in southwestern Germany. I would like to postpone the sale to save myself the stress, so basically build new and plan the move first, and in parallel then sell once we know when and where we can go.

Would the new building plot be in a new development area or a gap in the existing buildings? With regard to the neighborhood question, a new development area could mean "out of the frying pan into the fire." Just saying.

We haven’t decided that exactly yet, of course. But the family knows someone who has been "sitting on" a building plot for a while and doesn’t know whether to sell it. We might possibly get that. That would be a gap in the existing buildings. My sister lives nearby and says it’s usually quiet there.
In general, though, I haven’t experienced such a dynamic anywhere else like here, I’ve had a few addresses on my ID before. This settlement is quite special.
