Hmm, 30x60 would be nice. They also have them as standard at Finger. How do the installation costs change there?



I should do that, true. Thank God I have half a week off
I really thought so far that KFW 55 means the house only has 55% of the heating costs of a normal Energy Saving Ordinance 16 house.



Then maybe just a garden shed for the lawn mower and an open parking space for the car for now?^^
I hadn't even thought about electricity and drainage... I'll just raid OBI, steal paving stones and then sit down and build a garage myself



With KNX, you can retrofit the components. We don't want to do everything at once anyway. And the photovoltaic system could possibly come later, too.

And the more support I get with my idea of 160sqm, the better I feel about it
I don't want 180sqm anyway. And when the time comes to plan the house, hopefully my fiancé will quickly see that too.

EDIT: Slowly I also understand what my in-laws meant when they said "the wishes and the realities gradually come closer together and eventually you have the house. Somewhere in the middle."

Does it really have to be 160m2? For two people, even with 2 children, 130 is more than enough. We originally wanted to build new as well and would have ended up with about 110-120m2, with 2 children. If you also include a study... so 130, wouldn't that be conceivable for you? I find 160 already very large and 180... completely unnecessary in my view.

I also don’t believe the prices for the garage.

Why cat-safe?

The U-reference value must be undercut by 30%, I believe, compared to the current KfW 70 house according to the Energy Saving Ordinance 2016. That is already quite a challenge if you build stone by stone and without ETICS, depending on the building type.

I'm not a KNX expert now, but the laying of cables and the server cabinet cost money. I suppose at least the lighting control including switches should be available at the beginning. That alone is already the biggest part.

Sure, you can leave out the photovoltaic system if you feel like paying extra costs of 1500€ for scaffolding afterwards. You don't have these additional costs if the photovoltaic system is installed directly. That’s at least a double washbasin with a base cabinet

At my tiler’s, 30x60cm tiles are standard. At some general contractors, only 30x30cm.

Slowly, I'm not even sure anymore what I actually want. Maybe we'll just move with Alexa and let her continue working with Philips Hue? That works quite well after all. Maybe you could even connect it with automatic shutters, I don't know.

Our current apartment is 80sqm and bursting at the seams. The two of us. Our desks are in the bedroom with 2 computers and 6 monitors, and at night we often have headaches. One thing is certain: the computers have to be far away from the bedroom. We have a large 3D printer that also shouldn't stand around in the living room like it currently does, because that looks anything but nice. Our kitchen is closed off and about 10sqm. We really enjoy cooking together, but we keep getting in each other's way. Our bathroom is practically non-existent, consisting only of a shower and a toilet that are about 50cm apart. The sink is outside in the hallway. If you're not in the living-dining area (which is quite large at 50sqm), you start to feel claustrophobic because every free space is cluttered. Unfortunately, we hardly have any wall space because we obviously have to keep the projector wall clear and because we have a lot of large windows (which is amazing for light but also really impractical). We simply dream of space... And regarding cat safety: I have already picked up 3 cats off the street or found them shot in the woods after days of searching. On the other hand, I don't really want to keep them inside the apartment either. The two are only 4 months old right now, so they can't go outside yet anyway. But later, they should be able to enjoy the fresh air and let the sun shine on their bellies without me ending up half-destroyed somewhere in a corner after two days of searching for cats...

A chain-link fence is actually the cheapest of all options. Just get quotes from 2-3 companies. 20,000 € for chain-link with a bit of Plexiglas is extortion.

What can be said, however, is that the 600k€ could fit under the conditions: No KNX, No demolition, cheaper plot if you can hold back on the customization and the plot does not have surprises like slope and civil engineering problems.

We are building 139sqm with basement/carport as a KfW55 house with a slope and currently end up at 565k€ according to the current plan, with the plot costing 92k€. With the construction measures for the slope, we are on par with the land costs.

There is no KNX, no photovoltaic storage, no fence or planting included. Lamps and other small items are also not yet included. The bathroom is equipped as in your case.

However, we are building with individual trades and don’t have to throw more money into anyone’s mouth than necessary because the architect is satisfied with a high five-digit amount.

But there is considerable control/coordination effort involved. So don’t be misled by our total sum.
