Basement and additional costs are also estimated to be relatively inexpensive; with us, two different companies already wanted 6000 euros for the strip foundations of a prefabricated garage, which alone cost 12000 euros, we searched forever to get it cheaper.

we also once considered buying a young used property. Take a close look to see if everything was done professionally. House built in 2014 but not yet paved and now for sale suggests the sellers overestimated themselves during construction and have to sell. That was the case with us. Since the seller was already in over his head with water during the construction phase, he did a lot of the work himself even though he actually couldn't do it (on closer inspection, you could see this or that that didn't fit). It was too risky for us.
Of course, it doesn't have to be that way, but better look twice and ask who did what before you buy the house and find unpleasant surprises in a few years.

Thank you for the note. In this case, the builder has unfortunately passed away and the wife cannot/will not manage the house alone.

Strike. Prices rise year by year, waiting doesn't make it better.

The basement saves space for building services and storage, and the floor plan is also practical. You will find houses with more sqm of living space but still smaller rooms. So don’t be upset about the 118 sqm.

For special wishes, you have to build yourself, but it can also happen that you find the perfect building plot and the development plan does not allow 2 full floors. Then you also have to build with slopes.

If you have been looking for a long time, I would go for it - provided the condition is fine and you can live with the house. I find the price OK, and it also saves a lot of stress and time.

For us, it was the other way around: we wanted to buy such a house - a bit small but sufficient and very well laid out. We didn't get it and then built ourselves because we didn't want to wait forever. I have still been watching the market since 2017, and until today there has been no house on the market that we would have bought.

Our daughter bought a 2012 121 house in 2016, with relatively simple equipment and no basement for 290 vkft. The land was valued at 60. With you, the land is worth about twice as much. There is a basement, so extra usable space. It is no longer 2016, but 2019. It is BY, not SH, higher purchasing power. So the price is okay. Karsten
