The broker's commission should not be overlooked when asking the question "Too expensive or reasonable?" That would still be almost 20,000 euros. At least is the kitchen included or is there also a separate fee for that?

Kitchen will be taken along. The realtor is annoying but unavoidable. We had tried to approach the seller before the house was on the market. However, she only wanted a transaction through a realtor.

The WZ would be a bit tight for me as well. I would probably plan a conservatory and dormer windows.

Ok, so broker plus kitchen purchase due (in the offer text it sounded like it would stay). Paving stones etc. also still need to be procured.

Really difficult. How urgent is a move?

2. The child is on the way and the space is already a bit tight. It is generally not about the budget, that fits. Only the price-performance ratio I am not quite sure about.

I wouldn't relate P&L isolated to the house or the m², but rather compare it with alternative houses and their age and usability. The floor plan here is sensible, good for the sellers. Larger houses don't necessarily have more usable space. I don't know the market situation where you are. You have to decide for yourselves whether to make a firm decision or if it is realistic to wait for something better (bigger or cheaper).
