P.S.: Firstly, the current delivery times for heat pumps (and similar items) do not suggest any risk of construction starting significantly earlier, so you can immediately proceed with financing and planning routines. Secondly: I do not see any special features here (perhaps due to the lack of height information?) that would require individual planning, apart from the double study room. So look for proven building proposals, this avoids potential complications. "Customizing" an off-the-shelf house is quickly arranged.

What is unpleasantly noticeable: the footpath to the front door overlaps with the driveway to the garage. What happens if the front door is open, the car is reversing out of the garage, and a cat, dog, or small child runs out the front door? Please plan with sufficient distance or relocate the house entrance.

I don't see a problem with the garage now, unless you do a launch control start with a preloaded gearbox and speed out of the driveway at full throttle.
The kids or the dog can just as easily come running around the corner of the house, you just have to be a bit careful. That's always a good idea when driving anyway...

What else I thought of:
Your house is set very far back from the street, are you allowed to make the terrace outside the development window? And do you really want only a narrow strip behind the house and a 10, 15m front garden?

Correction, 5-10m front garden.

That will also be expensive with the house connections because of the long distance, and personally I would never lay the connections under the concrete slab.
That was initially planned for us, but the civil engineers refused and laid the MSH outside the wall.

Make sure something is done about that, you will never get to it again under the concrete slab.

… basement stairs. Next to it is the one with a length of 4.20. But that is not necessary either. However, a layperson should plan 4 meters in their sketch. The architect can straighten everything out later. hm… I see an essentially conservative floor plan .. basically it resembles any standard city villa, only that you as a layperson indeed include flaws. Doors stick close to the room corner, parents’ bed cannot be placed, wardrobe is too narrow to be comfortable… I would orient the rooms differently… where exactly is south again? Your children’s rooms are not sunny in the south, the bedroom and bathroom have the best location Somehow everything is shown differently to me ;)

First of all, thank you. I did not expect so many responses in such a short time. I will try to work through the questions/suggestions one by one.


My mistake, as I based it on a basement staircase. The staircase will be considered as 4m in the further planning.


If the planned budget is not sufficient, the belt will be tightened. No office downstairs, carport instead of double garage, etc. We plan to visit 3-4 local home builders in early January with our plan/idea sketch anyway. I am curious what sum they will quote.


If I remember the sentence from the development plan correctly, the city writes something about a possible extension to the east, but as of now, nothing concrete is planned.


According to the Geoportal, we have an elevation difference of 0.2m on the property if I draw a diagonal from the NE to the SW corner of the property. A ready-made house would be totally fine for us.


Very good point. If it stays a double garage, I would plan a 5m garage door and shift the door as far left as possible. Not ideal, but I don't know how else to handle a side entrance.





There seems to be a small misunderstanding here ;) I have placed our floor plan onto the site plan - see screenshot.

In general, your feedback has made us think. So this evening we looked for further suitable floor plan ideas. I found the hint "Sento House" from another thread great. We really like the Sento 504 in terms of room layout and dimensions - except for one point. With our house orientation, the master bedroom with dressing room would face SE. That doesn’t have to be. We would rather have the children enjoy the sun. Therefore, I will try to adapt this idea to our ideas.

Sento 504 looks stylish. It should be no problem to swap the bedroom with the children's room and move the door to the walk-in closet to the other room.

Price-wise, that could be more accurate, depending on which [Sonderausstattung] you want and what your general expectations are.
