House placement on the property, ideas sought

There is news. The utility lines are supposed to run quite close to the property boundary, at most 2 meters into my property; I marked it in orange.

Besides our idea (picture on page 2), our planner came up with another idea for the location of the garage and house, see the attached picture. We also like it at first glance. Especially that we are further away from the southern property boundary, which also creates more space for a terrace. What do you think?

There should be a first floor plan in the next few weeks.

I liked the first approach better, as it allows you the east and southeast sun for the house. Also, house and garage in the west (for me the point where the terrace towards the large garden should be) form a nice sheltered corner.

We are planning the terrace rather in the south or around the corner to the west, but not exclusively in the west. In this case, we would have to plan the kitchen and dining room also in the west, but then the east sun could not be used in these rooms. And in my opinion, the east sun would be most beneficial especially in these two rooms. So in the first attempt, the kitchen and dining room would be more in the east and the terrace then in the south. Unfortunately, there are space problems there.

Also, we should possibly add that the area in the east is a cemetery, which is why the second variant with the garage would be a good visual screen. This way, we would simultaneously have more space in the south, which would also be quite charming. I don’t know if we even miss the east sun; currently we have only one window facing east, but there are meter-high trees in front of it.

If you plan that ... then a garage in the east does not make sense. I think that a terrace directly in the south is used the least during sun time. Too hot ... the terrace in the west, which would also get south sun, would actually be the most usable.

Yes, that may well be, maybe a corner terrace around the corner in the SW will work.



No, I’m not planning that. I just wanted to say that if I had the terrace in version 1 in the west, both rooms probably wouldn’t be in the east. Or in short, both will probably not work.
