Interest loan where no repayment is made is also possible for over 290,000 euros. That was my basis... just 1100 euros total/month and not 1034 and then 1160.

The idea would be to secure a certain amount with a land charge on our house. This would allow an annuity loan for a higher amount to be granted. Why is all of this so complicated

Yes, of course, that's why I calculated the installment. You wrote that 290,000 supposedly wouldn't be possible.

Yesterday, an acquaintance of mine was at our place, he works at LBS. He said that it is possible to obtain annuity loans for a higher amount. But for over 100% (mortgage value of the house) compared to what you need as a loan, you have to pay an interest surcharge of 0.2%.
Example:
260,000 = mortgage value
290,000 = loan amount

This means that you are financed over 100%. For example, we could register a land charge for 30,000, then the 0.2 disappears.
Curious, even if I register a land charge that would cover up to 60%, that would only result in an additional 0.05% in the interest rate.

Of course, it's better to be proactive a few years earlier. So no Wohnriester, building savings contract, only use KFW program for thermal insulation (windows, roof insulation). What do you think of the general conditions?
