Hello After the 20-year fixed interest period, there would still be 80,000 remaining debt. This must be financed. Is there a calculator that calculates how much the interest rates could rise in order to still repay the loan?

Yes, the calculator from baufi24 ... and various others.
Example:


With a constant interest rate, the loan would then be paid off after 26 years and 7 months ... pay attention to how much principal is paid off after 20 years with a rate of 1065 euros.

And then there are examples of how the rate would change if you still want to be finished after 26 years and 7 months and from the 21st year would have to finance either at 3.25 or 5.25% interest.
Rate 1201.84 or 1338.67.
This increase in rates should be manageable in 20 years, alternatively you would then finance over more than 10 years instead of only 6 years and 7 months.

Every special repayment in between improves the situation and it is always clear and obvious what you still owe.

I personally would not worry about a remaining debt of 80,000 in 20 years, regardless of how the interest rates stand by then. If the interest rate level stays the same, it is no stress at all. If the interest rate level rises significantly by then, inflation will also be considerably higher, and the loan will lose real value by itself.

€80,000 outstanding debt is nothing in 20 years, especially since the borrower will then only be in their mid-40s. In an emergency, the remaining amount could be extended over another 20 years and still be finished before retirement.
