Building savings contracts bring banks high commissions, which you pay directly at the beginning. I would always prefer to pay off the loan directly and not set money aside (for probably 0% interest?). Have you addressed the topic of KFW with the banks? They grant favorable loans, but I am not involved in the topic of renovation.

As long as the son and his girlfriend do not have high debts, the data is fine. Just search on the internet for a financial advisor. Whether Dr. Klein, Interhyp or Check24, they are very similar. Write to 2-3 and see which financing offers they create for you.

As my predecessor said, just consult an advisor. You should not enter into products you do not understand, e.g., Riester and building savings contract. Have you been informed about the advantages and disadvantages of Riester? I also miss KFW as renovations are being done. Possibly also interesting for you.

Just a quick question about Riester: Didn't you forget in your calculation that the received subsidy (the housing promotion account) is interest-bearing at 2% annually? That constitutes a significant portion of the costs. You have to have very little income at retirement to still come out ahead with the lower taxation.

Well, that was 2016, you won’t get that anymore. I just wanted to say that the building savings contract should be cheaper than the bank loan for it to be worthwhile at all. We even still have 0.25% interest on the balance. The closing fee today is certainly still 1% of the building savings amount, which you have to save first, but that only works if the interest rate is lower than at the bank.
