We have now received some offers/variants from the financial advisor. Of course, some things remain the same with improved conditions and other options are included.
Variant1:
- Fixed interest loan of 290,000 for 15 years at 1.41% (instead of 1.55), also at the Sparkasse, just a different city.
Amount 340.75€
- Building savings contract of 290,000€ with 2.2%
Amount 693.00€
=> total per month 1034€, after 15 years 1160€
Variant2:
- KFW 124 over 50,000€, fixed for 10 years at 0.77%
Interest only is paid in the 1st year (maybe good due to double burden with apartment and house) and only repaid for 9 years, remaining debt then still 33,000€
Remaining debt could be reduced with saved Baukindergeld
Amount 190.00€
- Fixed interest loan over 240,000€, fixed for 15 years at 1.41%
Amount 282€
- Building savings contract over 240,000, rest similar to Variant1
Amount 552€
=> total per month 1024€, from year 16 only 960€ for building savings contract
Variant3:
- Annuity loan over 185,000€ (only done over the purchase price of the house)
Fixed for 20 years, 1.65%, remaining debt 52,000€
Amount 720€
- KFW124 over 50,000€ from Variant 2
Amount 190.00€
- Rest of 55,000€ fixed for 15 years at 1.41% and 3% repayment

=> total per month 1112€
Riester was mentioned, he is generally rather negative about it due to the unknown parameters, my son cannot quite let go of it.
The conversation revealed that the building savings contract is concluded with Riester and in the fixed interest period (for Variant1 I believe) the subsidies can be "collected" and half a year before maturity the building savings contract can be converted to a normal building savings contract without Riester, and then the accumulated amount + subsidies can be used "without affecting the subsidies". This way one would not have the uncertain taxation for Riester later.
I hope I have reported this correctly.
The annuity loan is higher than the other variants and according to my son is rather ruled out.
Regarding Riester, he has the idea to collect or invest his VWL + the employer's VWL in order to be able to compensate for the deferred taxation later in retirement.
My son prefers the lowest possible monthly rate, even if in the end more money is paid overall.
They "live" for the next 20–30 years and as many have already said, when I retire, then I will… and for various reasons they have not been able to do it anymore.
So we now have several variants again, which of course have to be assessed again :-((
Hopefully you can provide us with information and thoughts on the proposals (which we might not consider due to inexperience) and thus also help us further.
