Ground floor and basement with bedrooms and bathroom in the basement - what do you think about the planning?

I would make sure that the children's room gets plenty of light. In the middle of the basement, there is only a side window; how is the slope positioned there, and how large can the window be? Possibly swap with the parents' area. The child lives in the room, does homework there, etc., and needs light, while the parents only go there to sleep. Windows on two sides, even if one is north-facing, bring a brighter living atmosphere to the room. Larger windows should also be possible on the northeast corner due to the slope location.

The whole house is in one thermal envelope, so there won’t be any significant temperature differences between upstairs and downstairs, at most between the north and south sides.

Hello, we want a total living area of 140 sqm plus the basement, technical room, and utility room. Yes, the main garden/play area will be in front of or to the right of the house.

Today’s appointment would have been exactly how you imagined it. He didn’t want to see the plans at all, but wanted to know what is important to us and then said, "let me plan something, I already have something in mind." In about 3 weeks we will get a plan with a 3D version of the house and then we can tell him whether we like it or what we want to change. I will definitely post that here.

Then living upstairs fits. Living belongs to the garden.

The plan is way too big. You have well over 140 sqm. Much more.
We have 11x11m 2VG like you and come to 190 sqm of living and usable space.

Take a look at city villas in that size. They are 9.5 x 9.5 m.
It could be that you have to be somewhat bigger due to the slope, since not all sides have windows.

Hello,

yes, we know that it has turned out a bit too large. I had written that it is first about the room layout. We had our meeting today and expressed our wishes, and he will now plan something and send it to us in the next 3 weeks including a 3D plan, and then we can tell him what we don’t like, etc. We are very curious to see what he makes of the details.
