Ground floor and basement with bedrooms and bathroom in the basement - what do you think about the planning?

In the past few weeks we have been to several construction companies and have also spoken with 3 architects. We described our wishes and ideas very precisely and also tried to make them more understandable using photos. But so far there hasn’t really been anything very good. That’s why we thought we’d try to put our ideas in our heads down on paper. It is understandable that as laypeople we cannot take into account static calculations, load-bearing walls, and everything else that comes with it. We are only concerned with better description during the conversation.

What is so negative about the kitchen-, dining-, living-room L? We placed the kitchens and dining room facing the street, the terrace to the right is the sun terrace, then comes the living room. The living room is therefore larger so that our son has enough space to play and romp around.

Attached is the site plan - our plot is plot 2. The marked garage is located in the northwest. Sorry the image is so poor, it couldn't be better on short notice.

But if the marked lines are the building boundaries, then you aren’t allowed to place the garage directly in front of or next to the house, but only offset diagonally along the northwestern property boundary? The orange area is the street? And from where to where does the slope descend?

Hello,

the access to the garage is from the northwest, that is, on the left side of the house.

We were advised, due to the sloping plot, to place the living and dining area on the ground floor so that you can enter the house directly from the garage on the same level; the sun terrace is above by the street on the right side of the house. Therefore, we were advised to place the bedrooms in the basement because the rooms would be significantly cooler there, with washing machine and dryer all on one level with the bedrooms. We also received the tip to create a "shade terrace" in the lower part of the plot so that you can use shaded areas in summer and also locate the playground more in partial shade.

The living-dining area is therefore so large because we also need a play area for our little whirlwind. We also find the hallway still too large; the drawn-in wardrobes are all 60cm deep. The kitchen is 4.5 meters long and 3 meters deep, and the pantry is 1.5 meters deep and 3.5 meters long. Those are just our rough sketches; what an architect makes of it will then be seen.

If you use the terrace and garden more in the area in front of and next to the house and can access it from the ground floor, I would also arrange the living rooms there. Entrance, vestibule, and pantry would then be in the north.

Yes, the marked lines are the building boundaries, but according to the development plan, garages are allowed directly on the property boundary. Boundary construction of garages and outbuildings (The maximum wall height is 3.00 m above the upper edge of the curb of the access road directly on the boundary between the parcels). Yes, the street is marked in orange. The garage starts 5 meters inside the property; the house may be built parallel to the garage, it does not have to be set back behind it.

The property slopes downwards from the street to the east. That means the street is at the highest point.
