The house is larger than 150 sqm

Living/Dining/Kitchen belongs to the garden. Would swap the floors.

So far we have had appointments with various construction companies and were always told that approximately 11x13 is needed to reach 130-140 sqm of living space, and that the interior walls make up about 15% of the floor slab size and that the exterior walls must also be deducted. Therefore, we have now adopted that size.

The street is above the house, we were always told to have living rooms upstairs on the ground floor because you can enter the ground floor directly via the garage, and the bedrooms downstairs because the rooms are nicely cooler in summer.

The southeast side is on the right side of the house, so we planned the living/dining area to the right and the garage and entrance on the left.

Why swap the floors?

In the past few weeks, we had appointments with several construction companies, and what we have received so far based on our wishes was not really constructive. However, through the discussions, we also realized what is important to us and started creating something ourselves. The current architect belongs to the construction company we have chosen. The construction company is very well known in our area, and whoever we spoke to gave exclusively positive feedback. Therefore, we thought it might help if we could show with pictures instead of words what we imagine.

We have already been to a few construction companies because we obtained different offers. What has come so far was not really great. Therefore, we thought now we would create our wishes ourselves to be able to explain it better. Whether that is possible due to the statics, load-bearing walls, etc. or not, then the architect has to decide, but we thought it might help to get our ideas explained better.

Kitchen far too small. In the pantry, the lettuce leaves have to be stapled to the wall so that one can still stand between them. However, two complete bowling lanes fit between the dining table and sofa, and you can easily play mini golf in the hallway as well. Overall proportions very unbalanced. Cabinets seem drawn much too small to me. You can definitely plan wardrobe furniture to be 60 cm deep to hang a few jackets side by side.

Connect the kitchen, dining, and living area to the basement leading to the garden, and have the bedrooms upstairs. Families often go together to the garden to eat, play, etc. And for eating, you need the kitchen nearby.

Is the driveway to the garage from the northwest, that is, coming from the left side of the plan?
