How can you speak of “ridiculously expensive” if you don’t know where the plot is located? We pay about the same for our municipal plot (for which the prices were luckily fixed many years ago and have not been adjusted since), but in an area where plots on the open market sell immediately even for 1500 euros/sqm. So without knowing whether the plot is in the middle of nowhere or, for example, in a suburb of Munich (sorry if I just missed that), you really can’t call it ridiculously expensive.
But aside from that, I would also recommend scaling down the house and, for example, giving up the double garage. Especially with three children, it makes sense not to overextend yourself with the monthly payment, because there is usually less potential for savings and inflation has even more impact. However, if you do have more than enough financial resources, then please just ignore this tip.
By the way, we are also planning without subsidies. In our area, there would be something regional, but they currently have no clerks to handle the applications. That’s too risky for us, because by the time we get any feedback (probably in a few months), interest rates will have probably risen again so much that despite the subsidy we would ultimately pay more.

I haven’t been in this forum for long, but I’ve already noticed that there is generally a lot of resentment here and people immediately try to put you down. “You sold your house way too cheaply.” “That will never work with your income/budget.” “You’d better give up right away, because in a few months there won’t be any building materials left anyway.” If you are used to mostly English-speaking forums, you literally feel overwhelmed here by all the negativity.
