Floor plans - Do you see potential for improvement? Ideas?

My two cents:

In the children’s rooms, I would swap beds and wardrobes, but that’s a very small detail, and the rooms will change their purpose anyway. In the dressing room, I would rather leave out the window to have more wardrobe space. In our "old" house, we also have a dressing room without a window, which isn’t a problem.

A window in the bedroom actually doesn’t make sense.

What bothers me is the external chimney. That may still be okay when new (a matter of taste), but these parts do get grimy and green over time if you don’t clean them, and the facade definitely suffers. If the facade is supposed to be white, that would be a no-go for me. An internal chimney with fresh air supply (coaxial), masonry, might cost about 3,500 euros.

A word in favor of the OP: when I look around my town, there are plenty of external chimneys, and none of them look "dirty."
And the 3,500 €... depending on who you build with, that’s more like 5,000 or even 8,000. And if it fits the house? Why not?

I like the floor plan, it looks quite similar to ours.

For the dressing room, I would plan a double casement window and omit the knee wall window in the bedroom (especially if your bed would be standing in front of it anyway).

We will remove the knee wall window in the bedroom. We still need to reconsider a window in the dressing room as well.

The layout in the children's rooms will certainly still change. The wardrobes in this position are definitely not ideal.

We still like an external chimney, although I will report back in 10 years on how the chimney and the facade look.

The clear room height of 2.51 m has not been an issue for us so far. My parents have a very large dining and living room with a clear room height of about 2.40 m. But I will take another look and measure it again. Are there any further opinions on this?

Another point that still concerns me is the view from the south. Due to the knee wall window or if only one knee wall window is present, the facade on the upper floor looks quite "bare".

What do you think, or do you have a brilliant idea for an optimization? Wood cladding?

I didn’t think about it before either, and in our current house we also have just under 2.50 m. When we looked at various model houses, we noticed that a higher room looks significantly better. In my opinion, it has to be at least 2.60 m. We are now planning 2.70 m finished room height for our new house. I would take a close look and measure again in the model houses beforehand. You can’t change the room height later and a few centimeters more makes a big difference. For us, an increase of 12.5 cm including higher windows cost just under 1700 euros, which I didn’t find too expensive.
