Floor plan single-family house on a slope

Basically, I also like the design at first glance. But the longer I look, the more the staircase bothers me.

I am a fan of a staircase in the living area. But: only if it goes upwards and functions as a design object or room divider. Here there is just a hole.

Downstairs this creates a huge hallway - no, 2 hallways. You can call it a "living hallway," but it is a dark basement hallway, which you also want to separate towards the children because it is somehow too noisy.

Therefore, in my opinion, this shape and/or orientation of the staircase does not fit optimally with the house and its residents.

A half-turn staircase where your utility room next to the kitchen is now could, for example, fit better.

Thank you for your thoughts! We still have to come up with something about the darkness downstairs in the hallway, yes. However, we quite like the floor plan now. I would rather not sacrifice the large utility room directly next to the kitchen for a staircase design. As I wrote in a post a bit earlier, you don’t necessarily have to close the door to the children's rooms, but only if it is acoustically necessary.

If you look at the initial plans, it is a great example of how much the momentum of a forum can achieve. Even if there are some small issues here and there, at least on the plan (which has also been mentioned before), it will be a beautiful house for a lot of quality of life. I probably would have swapped the levels, but you have found a good compromise! :)

Hehe, I don't think we'll ever agree on the levels in this life. ;) Maybe in three years I'll say, "I should have listened to the forum regarding the levels...":eek:

Hard to say how much the sharply increased prices in the construction sector will impact that. If these are not or only to a small extent taken into account, I estimate about 550,000 euros.

It was more the other way around: "Oh, if we're stepping back from the border anyway, then we could extend the garage by one meter, that doesn’t matter then and there is more space in the garage." Do you see stepping back from the border as so critical? I’m actually not too upset about it with the extra space. I wouldn’t find a quick way into the garden on the left side of the house/garage impractical, nor the possibility for a storage place for garbage bins etc.

Thank you. All clear. The road was filled in there, which unfortunately was not visible on the last plan. The original terrain slopes down towards the southeast.
