Did I really make such a mistake measuring? Damn. :oops:
As I said, the house length from left to right (west - east) is 10 m, from the bottom up to the windbreak also 10 m, the windbreak then about 1.70 m wide, garage (currently) 6 m by 9 m.

In view of the topography of the property, I would decouple the garage height-wise from the ground floor level (which also means having no passage to the house). The definitions would be important regarding the height restrictions. Since no distinction is made here between uphill and downhill heights, the reference height definition can be very decisive here. What is the name of the development plan? (without link!) After all, I do not see any formal restriction on the number of floors, which should be very beneficial here. However, the combination 0.35 / 0.6 / SD, even without roof pitch indications, also suggests that the creators of the development plan tend to envision "one-and-a-half-storey buildings."

Hey there! The roof pitch is specified as 35-42° ... I don’t want to publicly mention the plan yet, but I’m not allowed to send you DMs because I haven’t written enough posts (from when is that allowed?). I’ll message you as soon as it’s possible. Regarding the height, I copied something from the plan. Does that help or is it enough for assessment? What is the reason for your recommendation of decoupling? A passage from the garage into the house (preferably near a utility room/pantry) certainly has quite the charm ...

Decouple garage from the house Garage not to be basemented Entrance unfriendly narrow and long. No wardrobe. Nothing like coming home and dropping everything. Bedroom upstairs for old age does not work. Too small even without age-related ailments. Balcony as far away from the kitchen as possible. Impractical Gallery upstairs and open space looks like a desperate use of an unwanted area. Basement long corridor Bedroom gets an annex so that a closet fits in. Very little space between bed and wall Bathroom too small for 4 Draw all furniture to scale in every floor plan. Go through everyday life

Disconnecting, clearly yes; basementing is borderline: Eaves and ridge heights may refer to the planned terrain according to the development plan (good!), but for the average wall height of a boundary garage (and I wouldn't consider placing it any other way here more wisely), the state building code will apply and possibly the unchanged terrain will be decisive. I also see the garage, which is half a meter further away from the street compared to the house, correspondingly lying lower in the terrain (20, 30 cm?) and having a slight slope in the driveway (which should be unproblematic with Bircorinne). Accordingly, there is a dilemma at its rear edge: a 6m long workspace would then be in the basement, which, with roughly estimated an average height difference of one and a half meters, would "require" only a three-quarter majority according to my rule of thumb; a 9m length to integrate the workspace would then already be ninety percent "for the basement" regarding the height difference at the back, but at least it would not be needed for the workspace. So, the classic: whichever way you do it, you "do it wrong" (which either way affects the budget). Was this building area a military training ground? (Potato fields are flat.)
